Living in Kovilambakkam
The area sits between Medavakkam and Keelkattalai, close to the 200 ft Radial Road that runs from Pallavaram towards Thoraipakkam and OMR. Schools, temples, shops and clinics are within a short distance of most streets, which is why many families move here from rented homes nearby.
Small buildings, fewer neighbours
Most plots in Kovilambakkam suit buildings of 3 to 8 flats rather than large towers. That keeps maintenance costs low and gives each flat a larger share of land (UDS) than you would get in a big gated project.
Before you buy: a quick checklist
- Title and patta Ask for the parent documents, patta and encumbrance certificate, and have a lawyer check them.
- Approved plan Check that the building follows the sanctioned plan — number of floors, setbacks and parking.
- UDS for your flat Your undivided share of land should be written in the sale deed. More UDS means more land you own.
- Road width and water Wider roads mean easier access and better resale. Ask about borewell depth and Metro water.
- Build quality Ask what the walls are built with, what sand is used for plastering and which brands go into fittings.
